Our long-term pipeline assumes development of additional conveniently located build to suit (BTS) and multi-standard logistics facilities with up to 240,000 m2 of dedicated and serviced warehouse space. ECONOMIC ADVANTAGES OF SERBIA
  • Highest cumulative growth rate in Europe - apart from Ireland, due to its specific status, Serbia cumulatively for the last two years represents a country with the highest economic growth rate in Europe
  • Positive sovereign rating outlook - Moody’s has upgraded Serbia’s credit rating (March 2021), Fitch confirmed credit rating (September 2021), while S&P (December 2021) revised upwards the outlook for obtaining an investment rating from stable to positive, acknowledging the maintained macroeconomic stability and favourable outlook, as well as adequate economic policy response before and during the pandemic.
  • Strong standing in business climate performance - Serbia ascended from 93rd to 44th in the World Bank’s Doing Business index between 2015 and 2020. This stands out in comparison to Slovakia (currently 45th) and Croatia (currently 51st).
  • No. 1 in the global Greenfield Performance Index in 2019
  • Lowest price of strategic commodities: Serbia managed to maintain exceptionally favourable natural gas supply agreements with one of the lowest prices in Europe through 2022

  • Favourable labour market - Low labour costs coupled with comparatively higher unemployment rates compared to Europe’s average, help avoid labour shortages that hinder the operation of warehouses in other European countries. This gives logistic parks in Serbia access to stable revenues since their tenants have better market conditions than elsewhere.
  • Duty-free manufacturing base serving markets with over 1 billion consumers – Serbia gradually establishes as a manufacturing hub for duty-free exports to a market of more than 1 billion people that includes the European Union, the Russian Federation, USA, Kazakhstan, Turkey, South East Europe, the European Free Trade Agreement members, and Belarus. In addition, Serbia maintain agreement on Strategic partnership with China and UAE. Serbia maintains its neutral trade position allowing higher degree of trade exchange between EU and Russia, bridging the gap between the West and East.

  • The Covid-19 pandemic expedited boom of e-commerce sector, heavily increasing the demand for logistic parks and warehousing strategically located around large cities, making this location highly attractive base for fulfilment services in a market, which remains largely un-penetrated compared to European standards, representing major development opportunity.
